Nogales Commercial Roof Coating

We coat commercial roofs in Nogales and nearby towns. Every commercial roof coating job starts with an inspection of the roof you already have.

Can Your Roof Be Coated?

Most worn commercial roofs in Nogales can take a coating once a few conditions check out. These lists show which side your roof sits on.

Ready To Coat

  • Insulation reads dry on a moisture meter or core cut
  • Deck feels solid underfoot, with no soft or sagging spots
  • Seams and flashing are worn yet still attached
  • Metal panels show surface rust over solid steel
  • Foam is weathered at the top with firm foam below

Fix Or Replace First

  • Wet insulation under a large share of the roof
  • Rust that has eaten holes through the panels or deck
  • Shingles curling, cracking, or missing across whole slopes
  • Blisters or splits wider than a hand across the membrane
  • Water standing for days because a drain sits too high

Where A Nogales Roof Wears First

Sun, monsoon rain, and freezing nights work on the same few spots of a low-slope roof. The numbers on the plan match the list.

  1. Drains Packed With Dust

Blowing dust and leaves settle in the strainer and around the drain bowl. Water backs up, sits on the membrane, and wears the coating thin in a ring around the drain.

  2. Ponding Rings

Low spots hold water for a day or two after a summer storm. The dried ring left behind marks where silicone, or an extra pass of coating, belongs.

  3. Cracked Seam Sealant

Hot afternoons and cold nights stretch and shrink the roof every day, so sealant at laps dries out and splits. Those openings get fabric or seam tape before any coat.

  4. Rooftop Unit Curbs

Flashing around HVAC and refrigeration curbs takes foot traffic from service techs. Torn corners and loose counterflashing are repaired so the coating has a solid edge to seal.

  5. Parapet And Coping Joints

Joints in the coping cap open as the metal moves, and water runs down the inside of the wall. Each joint is sealed and the base flashing checked.

  6. Chalky Field Surface

Sun breaks down the top of an old coating or membrane until it rubs off as white powder. Power-washing removes the chalk so new coating bonds to firm material.

Nogales Commercial Roof Coating Systems

Five coating systems cover the roofs we see around Nogales. Each card shows the finish, what it goes over, and what can go on it next time.

Metal Roof Coating

Rusting panel roofs on warehouses and cold storage get wire-brushed, primed, and coated after loose fasteners are swapped and every lap is sealed with fabric or tape.

Silicone Roof Coating

Low-slope roofs that hold water after a monsoon storm take silicone best, since it stands up to ponding where other coatings soften and wear through.

Acrylic Roof Coating

Well-drained roofs that collect heavy dust stay cleaner under acrylic, a water-based coating that needs warm, dry hours to cure and recoats easily later.

Spray Foam Roofing

Sprayed polyurethane foam adds insulation and fills low areas, then a topcoat shields it from sun. Older foam roofs get recoated before bare foam shows at ridges and curbs.

How A Coating Job Runs Start To Finish

The order below holds for every system. Skipping a step is how coatings peel early.

  1. Inspect Your Roof

A roofer walks the whole roof, checks seams, drains, curbs, and flashing, and takes moisture readings. Core cuts settle any doubt about wet insulation hiding under a dry-looking surface.

  2. Fix Wet And Failed Areas

Wet insulation found in the survey is cut out and replaced, and blisters, splits, and torn flashing are repaired. The coating then goes over a roof that is dry all the way down.

  3. Wash, Dry, And Prime

Power-washing strips dust, chalk, and loose granules. After the surface dries, primer goes on rust, aged single-ply, or any area the adhesion test flagged.

  4. Reinforce The Details

Seams, laps, curbs, pipes, and drains get fabric or seam tape set in coating. These are the spots where water gets in first, so they receive extra material.

  5. Coat And Measure

The base and top coats are rolled or sprayed in lanes while a wet-film gauge checks thickness. Readings are written down so the full roof meets the product spec.

What A Coating Changes On A Desert Roof

These gains depend on starting with a dry, repaired roof. On that kind of roof, a coating can do the following.

  • Skips Tear-Off

The existing roof stays in place, so no old membrane or insulation heads to the landfill.

  • Keeps Doors Open

Work happens on the roof surface, letting tenants and docks keep running below.

  • Reflects Sunlight

A white or light finish turns back much of the sun that would heat the roof deck.

  • Seals Every Seam

One continuous film wraps laps, fasteners, and curbs with no cut edges left to peel.

  • Renews Later

When the top layer wears, the roof is cleaned and recoated over the same base.

  • Stops Surface Rust

Primer and topcoat cover rust blooms on metal panels before they eat into the steel.

  • Protects Foam

A topcoat blocks the sunlight that turns bare polyurethane foam brown and powdery.

  • Costs Less Upfront

Coating a dry, solid roof usually runs well below the price of a full replacement.

Wide distribution and light industrial roofs here tend to hold water after storms, which points many of them toward silicone.

Questions Nogales Owners Ask First

How does the Nogales climate wear on a coated roof?

Strong sun, big daily temperature swings, and short heavy storms do most of the damage. Nogales sits near 3,800 feet, sees more than 100 days a year at 90°F or hotter, and gets most of its rain from July through September.

On the roof that shows up as chalky coating on sun-facing areas, cracked sealant where metal moves, and dust piled at drains.

Should I coat, repair, or replace my roof?

It turns on the insulation and the deck. A roof with dry insulation and a firm deck can be repaired where needed and then coated. Small patches of wet insulation are cut out first.

Wet insulation across much of the roof, or a rusted-through deck, calls for replacement. A moisture survey answers the question.

Can you coat over the old roof without tearing it off?

Yes, that is the point of a coating. The existing membrane, metal, or foam stays in place and becomes the base. It has to be cleaned, dried, repaired, and primed where needed, and any wet insulation under it gets replaced before coating starts.

Can the building stay open while the roof is coated?

In most cases, yes. The work happens on top of the roof, so stores, offices, and docks keep running below. Rooftop air intakes get covered while coating is sprayed nearby, and sections near busy entrances can be rolled by hand instead of sprayed.

Does a white coating help a cold-storage building?

A white coating reflects much of the sunlight that would otherwise heat the roof deck, which cuts heat gain into the space below. How much that changes refrigeration load depends on the insulation under the roof, so the inspection looks at both.

What should I have ready for the roof inspection?

Roof access, the approximate roof size if you know it, and any notes on where leaks or ceiling stains have shown up inside. Past roofing paperwork helps too, since it shows what kind of roof and coating are already up there.
