Metal Roof Coating

Steel panel roofs get the most prep of any system: rust brushed to firm metal, primer, oversize fasteners where holes have worn, and sealed laps before the topcoat.

Silicone Roof Coating

The pick for flat roofs with ponding rings. Silicone keeps its film under standing water, and any later recoat has to be silicone as well.

Acrylic Roof Coating

A water-based coating for roofs that shed water within hours. Dust rinses off it more readily, and it needs warm, dry weather to cure.

Spray Foam Roofing

New foam adds insulation and builds slope toward drains, then a topcoat shields it from sun. Existing foam roofs get repairs and a fresh topcoat.

Not Sure Which System Fits?

Most owners are not. Tell us what the roof is made of and how it drains, and the ballpark form will show coating and replacement ranges side by side.

From Inspection To Final Coat

Every system follows the same sequence. The materials change; the order does not.

  1. Inspect Your Roof

The first visit identifies what the roof is made of, how it drains, and whether the insulation under it is dry. That decides which of the five systems is even on the table.

  2. Test The Surface

Small adhesion patches of the candidate coating go on the existing roof. After they cure, a pull test shows whether the coating bonds directly or needs a primer.

  3. Repair What Failed

Wet insulation, torn flashing, open seams, rusted-through steel, and damaged foam are repaired first, so the coating covers a roof that is whole.

  4. Detail The Joints

Seams, laps, curbs, drains, and pipes get fabric, tape, or foam, depending on the system, before the field of the roof is coated.

  5. Apply To Spec

The coating goes on to the maker's thickness for that product and surface, checked with a wet-film gauge and written down as the work moves across the roof.

Questions About Choosing A Coating

What is a roof coating, and which roofs can take one?

A roof coating is a fluid-applied membrane that cures into one continuous layer over the existing roof. Because it goes on wet, it wraps seams, fastener heads, curbs, and drains.

Good candidates include metal roofs with surface rust, foam roofs that need a new UV layer, built-up, modified bitumen, and single-ply roofs over dry insulation, and shingle roofs the maker allows to be coated.

What drives the cost of coating a commercial roof?

Roof size and condition drive it most, then the amount of prep. Square footage, the count of curbs and penetrations, wet insulation to replace, seams and fasteners on metal, the coating type and mils, roof height and access, and phasing around docks all shape the figure.

Can two systems go on one building?

Yes. A building with a metal warehouse section and a low-slope office section can take a metal coating on one and silicone or acrylic on the other. The joint between the two roofs gets its own detail.

Which coating is the whitest over time?

Acrylic usually stays whiter on dusty roofs because dirt rinses off it more easily. Silicone holds onto dust and dulls to light gray between washings, though it keeps protecting the roof.

Is a coating the same as a new roof?

A coating renews the surface of the roof you have. A new roof replaces the membrane and often the insulation. Coating fits roofs that are dry and attached; replacement fits roofs that are wet or failing across most of their area.

How do I find out what my roof is made of?

Past roofing invoices or warranties often name the system. If there are none, the inspection identifies it from the surface, the seams, and a small core cut.
